I am the broker and founder of Legacy Lands, LLC, a ranch real estate brokerage firm based in Livingston, Montana. Legacy Lands represents a culmination of my love of Montana, Rocky Mountain ranch lands, and over forty years experience in financial services, real estate investment and business. Growing up on a ranch taught me respect and admiration for the land of this region. I have been blessed to assist people of all walks of life to both purchase and sell properties in Montana and this area.

I have been in ranch sales for almost twenty years, initially with another brokerage firm and now on my own. As personal advisor to my clients, I have participated in every step of each transaction from assessment of goals and vision, financial planning, highest and best use analysis, local zoning and planning, inspection, renovation, leasing, management and land and ranch consulting.

I have worked with a financially diverse group of investors, developers and home owners. The type of transaction and dollar amount of each transaction has not determined the clients with whom I work but the synergy of our relationship and our mutual principles of integrity, vision and respect for the land. Because I strive to form mutually beneficial relationships that will last a lifetime, a large number of my client base consists of repeat customers.

As an entrepreneur in the retail sector and with twenty years in the financial services industry, I gained the financial savvy necessary to understand the business side of real estate transactions. I played instrumental roles at several banking institutions and through this experience I garnered many contacts and relationships with local institutions and advisors. I continue to keep my finger on the pulse of current economic strategies and concerns as they pertain to real estate investment and will ensure that every transaction I participate in includes the financial strategies and goals of my clients.

As we become a more global community, I am broadening my consulting services to include the international community and the needs of international clients. I understand the nuances of international transactions and have teamed with several experts to bring you the financial and legal advice necessary to optimize your investment and reduce potential risks associated with a foreign real estate transaction.

As with the principles of service and expertise that are the foundation for Legacy Lands, I have actively contributed to my community and others over the years. Though I hold many fond memories from my community service, some of the highlights were: Co-Founder of the Park County Equestrian 4-H club and 5 years as a 4-H Leader, founding and organizing "Forward Livingston" following the pull-out of the Burlington Northern Railroad, BOD of the Montana Reining Horse Association, Co-Founder, Past President and BOD of the Yellowstone Reining Horse Association, two terms on the Livingston School Board, coaching two Miss Rodeo Montanas to national competition, and being an underwriter for the Bozeman Symphony.

My husband Arch and I reside in Livingston, Montana along with our dog Greta, cats Toby and Cat Lassie and our reining horses, Sam and Amen.
